Let me present the other side of things, after all I am a pessimist.

Why did the other buyer drop out?  Could it have been that he found a
hidden problem and got the price reduced and then got nervous?  

I would suggest giving it a VERY detailed inspection, including all
appliances.  Crawl under and check the frame for serious rust.  Check
the floor at both ends for soft spots, especially in the corners. Major
appliance repair, frame repair, floor repair, etc. can do a major hit to
your budget.
