The load equalizing springs elevate the ball while pulling down on the
tongue, hence produces greater down pressure on the ball. Trying the
jack the coupler off the ball with the bars still attached is very
difficult because for the hitch to rise off the ball, the springs have
to bend MORE.

If one jacks with the ball hitched one lessens the pressure on the
springs and makes unhooking them a lot easier. In bigger trailers I've
hard that is a suggested technique.

Its a pinching action that pulls up the back of the tow vehicle while it
lowers the front.

Or thinking as a lever, the spring is the short arm of the lever, while
the tow vehicle frame is the long arm of the lever and the ball is the
pivot point. The chains pull up on the back of the lever and pull down
on the trailer tongue to push the front of the tow vehicle down. In the
process the ball pushes up while the tongue pushes down more than it
would without the load equalizer.
