Jeff, a 72, 31 footer, in fair condition, can easily be had for 3K to 5K. They are not rare, and on any day, you can find hundreds for sale in the Trader, and on all the net classifieds. The lady is in denial, and that is not a river in Africa. If you want a smaller coach, go to a Safari 22 to 23 feet, or a Trade Wind 24 to 25 feet, or as you said, an Overlander 26 to 27 feet. There are a few 29 ft Ambassadors also. Shop around, there are thousands of Airstreams out there, you just have to find them, and make an offer. Good Luck.
