You have good reason to be proud.
 1) I had very good luck repairing rotting areas of my floor ('61 Avion
Tourist 20ft) using Git-Rot
     from http://www.boatlife.com/  and products from the Rot Doctor
http://www.rotdoctor.com
 3) Are you sure it is not just the belly pan wearing out and coming loose
from the frame? I have some of that on my Avion, because it really can't be
seen, I patch it up with aluminum duct tape, it effectively keeps insects
and rodents out and can easily be replaced from time to time.
 Sanitize your fresh water with a couple of cups of bleach in 10 gallons of
water and run it through, then a cup of white vinegar added from time to
time will keep your water smelling fresh.
