Changing a regulator is an easy task.  Two stage automatic switchover is
what you want, about $45.

A possibility is oil in the regulator line or line.  When I had a problem
similar to yours I found about two tablespoons of compressor oil that
accumulated in the large line that connects to the regulator output.  It had
settled in a low spot just under the front of the trailer.  The oil was
evident when I disconnected the regulator to replace it.  The regulator also
had a substantial amount of oil in it.
