Arnie,

The fabric on a Zip Dee is water repellent not water proof. In order to 
make it waterproof it would have to be sealed and then the fabric could 
not breath. If it could not breath then the heat build up under an open 
awning would be tremendous. A thorough cleaning will restore the water 
repellence to the fabric. There is nothing more needed. Zip Dee does 
recommend the use of their Awning Washout product. We have found Starbrites 
Awning Wash works as well.
