If i had your trailer in that condition i would make copies of the receipts 
and document the detail of restoration that was done with photos and get a 
third party to give me an appraisal.(or pay a quallified dealer for a real 
complete inspection with his/her findings
in writing of condition) and ask my agent to keep this info in my file.
and every three years up date with new appraisals/inspections/dated
