Daniel,

Zip Dee awning fabric is not "waterproof" it is water resistant. Leaks as 
you describe them are because the awning is dirty. The imbedded dirt breaks 
the surface tension of the water and allows it to eak through. A thorough 
cleaning will fix your problem.
http://www.zipdeeinc.com/Maintenance.html has their description of the 
needed maintenance. The factory rep at this years Lansing rally said that 
Ivory soap, not detergent, will work as well.
