  I'd suggest getting a fairly late-model A/S, probably a 31-footer, for 
the room. Renovation will be minimal, if you find one in good shape. 
Here's my reasoning:

Unless you've done a couple of trailers from the ground up (restoration, 
not building from scratch!), you'll almost certainly never get the job 
done to your satisfaction. "Handy with tools" isn't nearly enough. Yes, 
I'm being blunt, but I've seen all too many inexperienced but 
well-meangin folks start such a major project, then abandon it in despair.

It probably won't be cheaper to renovate or build from scratch. I've had 
plenty of experience bringing junk back from the dead, and it ain't cheap.

You'll have plenty of self-satisfaction in making your trailer "yours", 
installing solar panels, etc, and all the other little touches.

Do your homework and SHOP AROUND! You should be able to find a suitable 
A/S (or older Avion), with a basic floorplan that meets your needs, at 
an affordable price. You might well have to look at a dozen or more 
trailers, but the time will be worth it. And far less than what you'd 
spend on a building/renovation project such as you're considering.
