DON'T GO WITH LATEX, especially the semi gloss and gloss.  Try to find some
oil base (alkyd).  It's tough in Southern California thanks to the EPA et
al.  Other parts of the country are more reasonable.

Latex especially the non flat finishes tend to be gummy and never really get
hard. They sand like chewing gum.  Three M has actually come up with a
special sandpaper for sanding latex which resists gumming up.  Flat latex is
excellent on  masonry, but is not my idea of a super wall paint.  It tends
to absorb stains and dirt like a blotter and resists washing the dirt off.

You might want to try a marine supply, if the paint stores don't carry the
oil base paints.
