Thank you so much for that link to your repair job. I would prefer 
NOT to remove the awnings, but I just have a feeling that's the 
problem. At least I know it can be done. My puddle pales in 
comparison to your waterfall, so I guess I should count my blessings.

Soon as the weather improves we will get on the project. Wish us 
luck !
