When you hit the manual control on your brake controller, it should
damn near slide the wheels on the trailer, even on blacktop, not just
"make a difference". You may not have all the brakes working (I think
you have a tandem-axle outfit, don't you?)
I'll let others comment on your water heater, but it sounds like it
might be leaking.
You do have 'towing mirrors' on your vehicle, don't you?
Your A/C almost certainly is NOT low on freon, it's either running on
low voltage and/or the condensor coil is plugged. You must remove the
cover (be careful, they get brittle when they're old) and inspect the
unit. It is a Bad Idea to let someone else do this for you, as they're
all too likely to tell you that you need a replacement A/C; this just
happened to someone in the Vintage List. Get your voltmeter and check
the voltage. If you have a clampon ammeter, check the current draw when
it first starts up, and as it continues to operate. If it's not bad at
first, then climbs, it's probably a plugged condensor or somesuch. DO
NOT continue to operate it like this, or you'll definitely be in the
market for a replacement.
