Welcome to the list (c:  Good questions.  I think the 70s 30ish foot trailers 
are very cool.

If *I* were going to buy one I would avoid the early 70s..... Up til 1973 
they didn't have a grey tank.  Personally I like having a grey tank.  I like 
having my shower and sink water having a place to go.
Then in 1973 they added the grey tank...and some of the trailers got rear end 
sag becauise it seems they didn't reinforce the frame to support the extra 
weight.

The good news is rear end sag is pretty easy to spot. The repair is too.  

So...  I would get a mid to late 70s model myself.  Maybe someone else knows 
why they aren't a good choice...but like I said, I think they are cool.

AS you have 4 kids you might think about adding bunk beds.... or getting a 
tent (c:
