Walt, in WV.  If it is a 30' 1970, and the owner says, "It leaks a
little bit".   You will have some major floor rot.  Take an ice pick and
'probe' in the suspect areas.  WV is a hard freeze area, and you should
check all the pipes and plumbing for leaks.  There are so many things to
check, if you are unsure, it might be worth it to hire a good RV
mechanic to personally inspect all the systems.  There are many 'good'
condition A/S in the 30ft range of the 70's era that are selling from 4K
to 6K.
Floor, plumbing, and appliances can run up to 3K very quick.  Good Luck,
and don't get in a hurry.
