SoCal is basically now, a no-no.
Riverside county, (Inland Empire),  San Diego, (Inc.
Palm Springs & Inyo),etc. have all (for the most part)
outlawed Septic.  And, you can't put mobiles (trailers
etc) anywhere but in trailer parks.  You can't build a
garage before you build the house, either.  An old way
of shacking up for a few years without a house permit.
 But, Riverside county for example, allows sheds under
100 sq. ft. without permits.

You could try to get away with building 2 10'x10'
sheds next to each other, minus 1 wall each, and
squeeze your trailer under that, but the 2 sheds need
to be at least 1 foot apart, with the roofs not
touching.

Older stuff gets grandfathered in, and you can't cheat
the system.
The county building and safety department has satalite
pics, archived yearly, so they can enforce things
like, unpermitted additions, including patios,
expecially larger than 10x10.  I wouldn't doubt the
tax man's in on it too.  The pictures are very
detailed; you can easily distinguish stuff on the
ground, even kids toys.  

We have land in Riverside county, and have these same
issues.  What county are you specifically refering to?
