Thanks for the responses.  Since I'm driving about two hours to check 
it out, I'll be sure to test everything and be prepared to negotiate 
the same day.

As several people pointed out, the rear double bed is tough to find 
and we consider that to be one of the most important features.  In 
fact, that was the first thing I asked about when I called the owner.

Any additional information is welcome since I'll be checking this 
message board until about Friday morning.  I'll post a message later 
to tell how it went.
