Here at Port O'Call in Melbourne, FL, the first year lease was $1250 and this 
year's lease was $850.  That covers the site, a concrete pad to park on, 
concrete patio and a storage building.  The extra cost the first year was to 
"purchase" my share of the extras on my site (concrete pad under the trailer 
and storage building).  The annual lease covers the site and water.  
Electricity, phone and cable TV are extra.
