Rich - you forgot to mention the $$$$$ after the dealers 33% loss. So it's 
hard to guess the answer.

Also I'm not sure what "up to 2000 spec's" means? Does thast mean the LP 
tanks are OPD style, the circuit breakers pop in rather than hard wired 
in.  Water pipes freeze resistant rather than the original?   ........??????

Does he have copies of the work orders from A/S and the "outstanding 
service bulletins". I assume he has that info or you could check it out 
with A/S in OH.

What about copies of his own work orders?

What the warrantee on all his and the A/S work???

If the dealer can't produce the info I'd walk away if it were me unless the 
price was REALLLLLLLLY low.

But that's my opinion for what it's worth.

PS - Have you checked for dryrot around the water tank, the front door, and 
in the convenience center?
